Above is a list some of the most desirable, sought-after neighborhoods and communities in Austin area. People who have never been to the Capital of Texas do not realize Austin is broken up into two topographical regions.
To the east mainly consists of flat, rolling prairie land. The topography is very flat and was once used for farming and livestock. Areas to the east such as Hutto, Pflugerville and Round Rock are experiencing very high growth and new, lower-end construction. Land is abundant, housing is very affordable, and the land is not environmentally sensitive. The highest points to the east of Austin rarely rise over 750 feet above the sea.
To the west is beginning of the Edwards Plateau and the Balcomes scrap line. This is the picturesque Austin that everybody knows and loves! It consists of rugged hills, limestone cliffs, the Colorado River (Lake Travis, Lake Austin, Town Lake), many rivers and streams cutting deep into the Edwards limestone valleys. The area of west Austin is locally known as "the mountains" which consist of rugged hills, many rising over 500 feet above the valleys below. West Austin is truly an oasis of hills, rivers, and greenbelt in the middle of Texas.
