Cold Springs Neighborhood

Downtown Leander can be reached within 11 to 12 minutes by taking Highway 183. Kittie Hill Airport on Ronald Reagan Boulevard is the closest airport and can be reached within ten minutes. Cedar Park Medical Center is the closest hospital facility and can be accessed within 9 to 10 minutes.

Real Estate

The neighborhood is fairly new and is still under development. Mercedes Homes, Centex and Buffington Texas Classic Homes were the three homebuilders who were working on different projects around the neighborhood. Except for Texas Classic Homes, home models were open for change before construction by other companies.


Pulte Homes became the only builder in 2011. They have built many one story and two story homes of different sizes and home plans. Mostly, homes range from 1,693 sq. feet to 2,964 sq. feet. Membership in the homeowner association is a must and it is managed by RealManage.


The neighborhood is not very old (the first house was build in 2008) therefore it is not completely developed. Over the years, people have found the area to be ideal for raising a family. The community center already features a picnic area with tables and a pavilion, basketball court, bike and hike trails, rock climbing features and two playscapes.

Once the community center is fully developed, it will house a mini Olympic swimming pool and splash pads. The neighborhood is located south of Black House Lake and the residents of the neighborhood have easy access to the lake.

Other nearby activity areas that people can get involved with are YMCA in Cedar Park, Crystal Falls Golf Club, Williamson County Regional Park and Avery Ranch Golf Club for canoeing and golfing. There are also many stables nearby that provide facilities like riding lessons and horse boarding.



Schools are not an issue for people moving into the neighborhood. The city houses the largest school district and every neighborhood has a school that is at walking distance. Ideally, Parkside Elementary School, Wiley Middle School and Rouse High School are the best schools nearby. However, parents should confirm with the Leander ISD before registering the children. Parents can also opt from the many private schools in the area.


Shopping is not a big problem. IKEA and outlet malls are located nearby on 1431 and IH 35. Homeowners can find an HEB outlet nearby along with Natural Grocer, Target, GNC, Wal-Mart Supercenter, Tetco, Peyton’s Wild Orchid Market Place and Speedy Stop nearby.

For people who like to workout at a gym, they can become members in Gold’s Gym at the Academy Sports and Outdoors on E Whitestone Boulevard. Food lovers do not have to worry, as there are a number of fast food restaurants and cafes nearby.
