Before you begin, there is one thing that you should do. Since you most likely aren’t an expert in selling real estate, get someone who is. Use the agent that you plan to list the house with, or hire a professional designer. Ask them areas that could be improved. This will help you ensure that you get it done right, the first time!
Curb Appeal:
It has been said that first impressions are everything. The adage is probably overused, but when it comes to real estate it’s very true. Take an objective look at your house from the outside. How does the yard look? Is it clean? Well maintained? How does the house itself look?
Curb appeal is everything when you’re trying to sell a home. It is the first look a prospective buyer get’s at the property, and if the home doesn’t have it, the buyer may just pass it by.
Landscaping:
One way to increase a home’s appeal is with a well landscaped yard. You can have this done professionally, or do it yourself. Look at the grass, flower beds, trees, and the yard itself. A clean cut lawn and well kept yard can go a long way in getting your home noticed.
Exterior of The House:
The next big factor is the outside of the home itself. Ensure that your siding or stucco looks good, and that window trims and doors don’t look like they are about to fall off. A new coat of paint, or a siding treatment, can instantly change the look of a home.
That Special Something:
Curb appeal is enough to get your home noticed, but it isn’t necessarily the end. The next thing you want to look at is the interior of your home. Are the walls faded? Is it clean? Does your furniture fit with the space or does it make it seem cluttered?
A well kept interior can give that house the “special something” that leaves a good impression on the prospective buyer.
A Fresh Coat - One way to quickly change the way a house looks is with a fresh coat of paint. Don’t use wild colors or go to extremes, or you may end up limiting your buyers to those with your tastes. Use neutral colors that fit with the floor coverings and the home itself.
Reduce the Clutter - A tendency amongst many people is to collect furniture with the more time they spend in a home. What ends up happening is that the house looks cluttered, and your large space ends up looking much smaller. Take out any furniture that isn’t required, and store it until you sell the house.
Keep it Clean - When you have your house for sale, you won’t be doing yourself any favors by leaving Cheerios on the carpet. While it’s on the market keep it clean.
Maintenance - Just as a dirty house can turn off a buyer, so can one that hasn’t been kept up. Ensure everything is in good repair. If you have a leaky faucet, fix it! If you’ve been meaning to replace the living room carpet, now’s the time!
