Travis Country Real Estate
Located at the northwest corner of Mopac Expressway (Loop 1) and Southwest Parkway, The Travis Country Neighborhood of Southwest Austin offers residents convenience to Downtown Austin (10 minutes), Barton Creek Mall (5 minutes), or if you need a weekend on the water, Lake Travis (20 minutes). Homes in Travis Country represents a great value if you look at the surrounding neighborhoods: Barton Creek, Lost Creek, and Regents where single-family homes frequently top 5 million dollars. As of March 2009, the average sales price in Travis Country was $361,493 (*6 month rolling period (6/23/2008 - 3/23/09). Includes the following Travis Country subdivisions: Lost Creek At Gaines Ranch, Trailwood Village At Travis Country, Travis Country Green, and Village Park At Travis Country.). You get a better sense of the value Travis Country represents if you consider the average sales price in zip code 78735 over the same 6 month period: $709,532!
A convenient location and below average home prices are each stand-alone reasons to buy a home in any neighborhood. However, one of the most common reasons home buyers choose Travis Country is the Barton Creek Greenbelt: The Gem of Austin with over 800 acres, sheer limestone cliffs, and crystal clear swimming holes! With many greenbelt entrances within the neighborhood, you will find many Travis Country residents walking their dog, hiking, or mountain biking throughout the neighborhood. Road cycling is also very popular among Travis Country residents. Everyday you will see many groups of bikers making their trek down Southwest Parkway out west towards Lake Travis.
SW Parkway runs along Barton Creek and is within the Barton Creek Watershed, an environmentally sensitive area. The preservation of water quality in Barton Springs is top priority of many local environmentalists. Due to the area's scenic beauty, great Austin ISD Schools, and convenience to Mopac, Travis Country and real estate along Southwest Parkway will remain highly desirable for the foreseeable future. That said, it's a good bet battles between developers and The City of Austin will continue for years to come. Low new housing permits create stress on housing supply. Low housing inventory puts upward pressure on real estate prices.
In addition to the amenities mentioned above, the Travis Country Homeowners' Association offers residents well-maintained amenities including:
- Blue Valley Homeowners' Park
- Hilltop Community Center
- 2 community pools, diving pool and kiddy pool
- 2 basketball courts
- 6 tennis courts
- Playground
1st Environmentally Planned Community in Austin
Travis Country was first developed in 1973 and builders took many precautions to reduce the risk of silt and building run-off polluting Barton Creek or the watershed. Development continued at a rapid pace until the mid 1980's when the Texas Real Estate Market took a nose dive right alongside the Texas oil industry and Saving & Loan Crisis.
The neighborhood remained unfinished until the early 1990's when builders slowing started buying the last developable subdivisions within Travis Country. New sections (built 1990+) including Lost Creek At Gaines Ranch, Village Park At Travis Country and Travis Country Green.
The Parke At Travis Country Condominiums (Mission Oaks and SW Pkwy) was also one of the last sites to be developed (year built: 2000). If you drive around the neighborhood, you would think there is plenty of land to build additional homes. However, most of the undeveloped property is dedicated greenbelt including Barton Creek and Gaines Creek Park. In early 2009, one large tract of land in Travis country was targeted by the Austin Independent School District for a new Southwest Austin middle school. The proposal was not approved and the new campus has been designated for the intersection of Slaughter Lane and FM 1826 (Camp Ben McCullough).
